The state of Aguascalientes is centrally located and part of the El Bajio manufacturing region in Mexico. A strong and mature manufacturing state, Aguascalientes is a financially secure location for investment with a Standard and Poor’s rating of MX AA+ and a Fitch Rating of AA+ (Mexico), BBB+ (international). Aguascalientes has a highly efficient and productive workforce with low turnover and has gone 48 years without an industrial strike. Over 167 manufacturing companies from 24 countries have manufacturing operations in the region with the two largest contributors being the United States (24%) and Japan (51%).
Aguascalientes is known for its automotive assembly and auto parts manufacturing industries with 70% of production destined for export. Mercedes Benz and Nissan are the largest automotive assembly plants in the state, with Nissan operating two major facilities. Announced in January 2019, Mercedes Benz will now be exporting its new Class A sedan from its Aguascalientes plant to the United States.
Aguascalientes’ electronics manufacturing and industrial robotics manufacturing industries are going through an exciting growth stage. Companies like Texas Instruments, Sensata and Flextronics, amongst others, are making medical devices, copiers and printers, advanced optical systems, integrated circuits, nanocircuits, and industrial controls and sensors. Aguascalientes has 40 companies dedicated to the industrial robotics sector that includes: HiTech Systems Ltd, Auten, Yaskawa, Nachi and TEC. This sector has a more than 1,500 strong direct workforce.
Aguascalientes central location is strengthened by being the railroad convergence center of the country, dominated by Kansas City Southern Mexico and Ferromex. Branching out over 2,314 kilometers of highways, Aguascalientes has direct transportation routes to North American markets on the NASCO corridor. The main Mexican customs center for Aguascalientes controls dispatches for the neighboring states of Zacatecas and San Luis Potosí.
Aguascalientes has two major industrial groups to support activities in the region. GIA, supporting all industries with best industrial practices and business statistics, and GEJA, representing Japanese businesses in the state, focused on human resources development and personnel services.
Aguascalientes has 12 state industrial parks, 5 private industrial parks, and 2 municipal industrial parks. Industrial real estate in Aguascalientes averages $0.36 per square foot for Class A. At the end of the 3rd quarter of 2018, 296,839 SF of industrial space was available for lease, with over 771,000 SF under construction, representing a 61% growth compared to Q3 2017.
